When out-of-town buyers ask me where the serious money lives in Hampton Roads, the answer is usually the same: Bay Colony. These Bay Colony Virginia Beach homes occupy one of the most exclusive addresses on the entire East Coast south of the Hamptons — bounded by Cape Henry, Linkhorn Bay, and the quieter north end of the VB Oceanfront. I don’t sell Bay Colony every week, but when I do, the buyers are senior flag officers, retired executives, defense-industry principals, and families upgrading from Great Neck who want one of the largest private lots in the city. Here’s what the market actually looks like in 2026, and what to expect when you start walking listings.

Bay Colony Virginia Beach Homes: The Current Numbers
According to the latest three-month rolling window from Redfin, the Cavalier Park-Bay Colony submarket posted a median sale price of $2,050,000. Homes sold in a median of 11 days and at about 95.8% of list price. Inventory is scarce — three active listings at the most recent snapshot, with eight new listings flowing in over the three-month window. Price per square foot ran around $526, which is more than double the citywide Virginia Beach median.
For context, the city of Virginia Beach as a whole sits at a $657,000 median with 45 days on market. Bay Colony is operating in a different universe — inventory-constrained, fast-moving, and priced accordingly.
| Metric | Bay Colony (Cavalier Park) | Virginia Beach (City) |
|---|---|---|
| Median Sale Price | $2,050,000 | $657,000 |
| Median Days on Market | 11 | 45 |
| Sale-to-List Ratio | 95.8% | 99.2% |
| Median $/sqft | $526 | — |
| Homes Sold (3 mo) | 5 | 1,966 |
Two numbers jump out. First, 11 days on market. When a Bay Colony home hits the MLS priced correctly, it doesn’t linger — qualified buyers and their agents are watching the feed daily. Second, a 95.8% sale-to-list ratio looks lower than most of Hampton Roads, but that reflects a different negotiation dynamic at this price point. Buyers here run appraisals, hire building inspectors for three-day holds, and price-discovery is slower because the sample size is small. An 8% overask war isn’t the norm in a $2M market.
Where Bay Colony Sits
Bay Colony runs along Linkhorn Bay and Crystal Lake, west of Atlantic Avenue and south of Cape Henry. Its most recognizable borders are 49th Street to the south and the edges of Cavalier Shores and the Cavalier Hotel grounds to the north. The Cavalier Golf and Yacht Club sits in the middle of it, and much of the neighborhood organizes around the private club and its water access.
Practically, that location gives residents the rarest combination in Virginia Beach: deep-water boat access to Linkhorn Bay (and from there, out through Rudee Inlet or the Lynnhaven Inlet to the Atlantic), big mature-tree lots that typically run a half-acre to well over an acre, and about a ten-minute drive north to the Joint Expeditionary Base Little Creek-Fort Story or about 20 minutes to Naval Station Norfolk via Shore Drive. The Oceanfront beaches are a 5-minute drive and Cape Henry Beach is walkable from the north end of the neighborhood.
The Homes You’ll See on the Market
Bay Colony’s housing stock is genuinely mixed. Some homes are original 1950s and 1960s ranches and colonials that have been meticulously renovated; others are full tear-downs replaced by 6,000 to 10,000-square-foot custom builds with infinity pools, deep-water boathouses, and wine cellars. I’ve walked listings that still had the original hardwoods and brass fixtures priced at $1.6M on land value alone, and I’ve walked listings with $400,000 kitchens, bespoke millwork, and private boat lifts priced north of $5M.
Budget brackets you should expect:
- $1,400,000 to $1,800,000: Interior-lot colonial or rancher, 3,500 to 4,500 sqft, often with original systems or a partially completed renovation
- $1,800,000 to $2,800,000: Renovated or new-build interior-lot home, 4,500 to 6,500 sqft, pool-optional, club-proximate
- $2,800,000 to $5,000,000: Water-adjacent or Linkhorn Bay frontage, newer construction, pool and outdoor entertaining space
- $5,000,000+: Deep-water frontage on Linkhorn Bay with private dock, boathouse, and custom architectural finishes
The Military Angle
Bay Colony isn’t typical PCS territory — the neighborhood is well above standard BAH rates — but it’s not uncommon for senior officers, flag officers, and retirees to settle here when they’re buying their forever home after decades of Navy moves. The VA loan limits published by the Department of Veterans Affairs can support a portion of these purchases when there’s full VA entitlement and a jumbo VA structure available, but most Bay Colony deals close conventional with substantial down payments.
What Bay Colony does very well for senior military families: quiet, large lots, strong long-term appreciation, easy drives to Little Creek and Naval Station Norfolk, and walkability to the Cavalier Hotel and the north-end Oceanfront. Flood zones do apply to parts of the neighborhood closer to Linkhorn Bay — pull every listing’s flood zone through the FEMA Flood Map Service Center before you write an offer. I’ve seen Bay Colony homes with $5,000-per-year flood insurance premiums that buyers didn’t catch until due diligence.
Buying Strategy at the Luxury End
At this price point, a lot of the normal playbook flips. You’ll often negotiate inspection periods rather than price, you’ll see more contingent-on-sale offers because move-up buyers are coordinating two transactions, and you should expect to underwrite your own appraisal risk because comparables are thin. Eleven days on market sounds fast, but it typically reflects buyers who have been watching the Cavalier Park-Bay Colony pocket for a year before acting.
A few practical points I give every Bay Colony buyer:
- Pre-underwrite your financing, not just pre-approve it. Jumbo loans take longer, and a pre-underwritten buyer wins over a pre-approved one.
- Budget for a full building-science inspection on older homes. Bay Colony has coastal humidity, slate roofs, and 1950s systems that need a specialist, not a standard home inspector.
- Understand the Cavalier Golf and Yacht Club membership structure before you assume access. Not every Bay Colony home comes with it.
- If boat access matters, verify water depth at mean low water. Not every lot on the bay has a usable dock.
Is Bay Colony Right for You?
If you want the most private, tree-canopied, water-access-rich corner of Virginia Beach — with a genuinely exclusive country-club feel and a 10-minute drive to the beach, the base, and downtown Norfolk — Bay Colony is the neighborhood. The tradeoff is that inventory is thin, timing matters, and you need a buyer’s agent who has actually walked comparable homes. Bay Colony Virginia Beach homes don’t announce themselves on Zillow alerts; the best ones go quietly.
If you want a private walkthrough of what’s active, what’s coming, and what’s traded off-market in the last twelve months, reach out through let’s talk and I’ll put together a real shortlist. Or if you’re looking across all of Virginia Beach and want to compare Bay Colony against Great Neck, Chic’s Beach, or the North End, Tier One Coastal Realty will build the comparison.
