Brick ranch home in Bayview Norfolk Virginia near Chesapeake Bay

Bayview Norfolk Homes 2026 — Best Sailor Value Guide

If you’re looking at Bayview Norfolk homes right now, you’re probably weighing two things at once — the short commute to Naval Station Norfolk and the chance to actually see water from your kitchen window without paying Virginia Beach prices. I get the appeal. I’ve shown homes here to a half-dozen sailors over the past year, and Bayview keeps coming up for the same reason every time. It’s one of the few Norfolk neighborhoods where mid-century brick ranchers, working military families, and a quiet pocket near the Chesapeake Bay all sit on top of a real estate market that’s actually moving.

I’m Sean Hudgins. I’m a Navy Surface Warfare Officer veteran and a full-time Realtor with Keller Williams Coastal Virginia Chesapeake. I work with a lot of military families PCSing into Hampton Roads, and Bayview is a name I bring up almost every time someone tells me they want a 15-minute drive to base, a yard for the kids, and a price tag under $400,000. Here’s what the numbers look like in 2026 and what you should know before you write an offer.

Where Bayview sits on the Norfolk map

Bayview is a residential pocket on the east side of Norfolk, tucked between Little Creek Road and the Chesapeake Bay. If you draw a rough rectangle bounded by Tidewater Drive to the west, Shore Drive to the north, and Little Creek to the south, you’ve got it. Ocean View is your neighbor to the north, Wards Corner is to the west, and Naval Station Norfolk is roughly 8 to 10 minutes away depending on traffic on Hampton Boulevard. JEB Little Creek-Fort Story is even closer — most of my SEAL and small-boat-unit clients can get gate-to-driveway in under 12 minutes.

The housing stock leans heavily mid-century. You’ll find a lot of brick ranchers built in the 1950s and 1960s, some Cape Cods, and a smaller number of two-story homes built in the 70s. Lots are bigger than what you get in Wards Corner or Park Place — a quarter-acre is normal here, and some of the older homes sit on a third of an acre with mature pines and live oaks. A handful of streets along the bay’s edge have direct water views, and a few have private deeded beach access through neighborhood civic leagues.

2026 Bayview Norfolk market data

According to the latest data from Redfin, here’s where Bayview stands as of February 2026:

  • Median sale price: $368,000 (up 12.7% year over year)
  • Median list price: $366,500
  • Median price per square foot: $212
  • Homes sold (rolling 3 months): 33
  • Active inventory: 21 homes
  • Median days on market: 60
  • Sale-to-list ratio: 99.1%
  • Homes sold above list: 30.3%
  • Off-market within two weeks: 46.7%

Compare that to Norfolk as a whole — citywide median is $341,500, citywide median DOM is 45, and the citywide sale-to-list is 99.4%. Bayview is running about $26,500 above the Norfolk median and sitting on market about two weeks longer. That gap matters when you’re writing offers. Properties here aren’t getting six bids in a weekend the way Greenbrier or Bayside listings are. Sellers are pricing aggressively up front, and some of the homes that look perfect on Zillow are ones I’d want to walk through twice before recommending an offer.

One number I keep coming back to is the 12.7% year-over-year median price jump. That’s strong appreciation in a market where Norfolk overall ran 8.5%. Some of that is new flips coming through the neighborhood — investors picked up cosmetic-distressed ranchers at the bottom of the cycle, refreshed kitchens and HVAC, and brought them back to market in the $375K to $425K range. Some of it is genuine demand from buyers like you, sailors who want short commutes and a piece of land.

What your BAH actually buys you here

Bayview falls inside MHA VA298 (Norfolk/Portsmouth) for BAH purposes. Here’s what that looks like for 2026 BAH with dependents at the ranks I see most often house-hunting in this neighborhood:

  • E-5 with dependents: $2,430/month
  • E-6 with dependents: $2,559/month
  • E-7 with dependents: $2,604/month
  • E-8 with dependents: $2,661/month
  • O-3 with dependents: $2,694/month
  • O-4 with dependents: $3,054/month

At the current 30-year fixed rate of 6.38% — that’s the latest national average from Federal Reserve Economic Data — an E-6 with dependents using a zero-down VA loan can cover principal, interest, taxes, and insurance on roughly a $370K home with their BAH alone, assuming Norfolk’s tax rate of $1.25 per $100 of assessed value and standard homeowner’s insurance. That lines up almost exactly with the Bayview median. An E-7 has a small monthly cushion. An O-3 with dependents has more room and can stretch into the $400K range without going out-of-pocket.

Run the numbers with your specific rank, dependency status, and credit profile before you fall in love with a listing. The VA loan benefit makes Bayview attainable, but the older housing stock means you should also budget for HVAC replacements, roof work, and crawl-space encapsulation on homes that haven’t been touched since the 90s. I have a few inspectors I trust for older Norfolk homes — happy to share names.

Schools, lifestyle, and the things Zillow won’t tell you

Bayview feeds into Bayview Elementary, Northside Middle, and Granby High in the Norfolk Public Schools system. Granby has a strong International Baccalaureate program that pulls students from across the city. A lot of military families I work with use the magnet and IB application process to broaden their options inside Norfolk Public, and I always recommend visiting GreatSchools alongside touring the buildings yourself before you commit.

The lifestyle pitch for Bayview is simple. You’re a five-minute drive to Ocean View Beach Park if you want to put your feet in the bay on a Saturday. You’re 10 minutes from the Wards Corner shops on Little Creek Road. You’re 12 minutes from the Norfolk Premium Outlets, 15 minutes from downtown Norfolk and the new Military Circle redevelopment area, and a straight shot up Tidewater Drive to the airport when family flies in for the holidays. Crime statistics are mixed across the neighborhood — the streets closest to the bay run quieter than the blocks bordering Little Creek Road, and that’s reflected in pricing.

What to watch when you write an offer

The 60-day median DOM tells you something useful — Bayview is not the kind of market where you’re forced to waive every contingency to get an accepted offer. About 70% of homes here sell at or below list. That gives you real negotiating room, especially on properties that have been sitting longer than three weeks. Inspection contingencies still matter. Appraisal contingencies still matter. If you’re using a VA loan, a thorough VA appraisal is going to flag any peeling paint, crawl-space moisture, and roof issues — and on 1960s-era Bayview ranchers, those flags come up regularly.

Flood-zone status varies block by block. The southern and eastern edges of Bayview, closer to the bay, fall into FEMA AE flood zones and require flood insurance with most lenders. Pull the FEMA flood map for any address you’re seriously considering before you write an offer. I run that check on every Bayview listing my buyers tour, and I’ve talked clients out of two properties this year where the flood premium would have added $180 to $250 a month to the carrying cost.

If you want to see what’s currently active in Bayview, you can search the live MLS feed on my property search page. If you’d rather have me pull a custom list with the criteria that matter to your situation — short commute to Norfolk Naval, no flood zone, single-level living, fenced yard for the kids — that’s a 10-minute conversation. Bottom line on Bayview Norfolk homes

Bayview is a strong fit for sailors and military families who want a short Naval Station Norfolk commute, a real yard, and a mid-priced home in a neighborhood that hasn’t been priced through the roof. The 2026 numbers say buyers still have room to negotiate on properties past the three-week mark, and the VA loan combined with VA298 BAH covers the median price for most mid-career sailors and junior officers without going out-of-pocket. Just go in with your eyes open on the older housing stock and the flood-zone reality. Walk the property twice. Get the inspection. Run the BAH math against your actual rank and pay date.

If Bayview keeps showing up on your list and you want a Navy veteran who actually lives here to help you sort the good streets from the ones to skip, that’s what I do. Let’s talk.
