East Beach Norfolk is one of those neighborhoods that catches people off guard. Most folks moving to Hampton Roads have Virginia Beach or Chesapeake on their radar, but this bayfront community in Norfolk’s East Ocean View corridor is worth a serious look — especially if you want waterfront living without the Virginia Beach price tag on oceanfront condos. I’ve shown properties here to military families PCSing to Little Creek and Naval Station Norfolk, and the reaction is almost always the same: “I didn’t know this existed.”

What Makes East Beach Norfolk Different
East Beach isn’t your typical subdivision. It’s a master-planned Traditional Neighborhood Development — designed from the ground up using New Urbanist principles. Think Charleston-style homes, tree-lined streets, front porches close to the sidewalk, and the Chesapeake Bay as your backyard. The community sits on a peninsula surrounded by water on three sides: the Bay to the north, Little Creek to the east and south.
In 2020, East Beach earned the title of “Most Transformative Residential Project in 25 Years,” and in 2011 it received the Congress for New Urbanism Charter Award for the most outstanding master plan design in North America. That’s not marketing fluff — it’s national recognition from the urban planning world.
The community includes a bayfront clubhouse (the Bay Front Club), a swimming pool, fitness center, tennis and pickleball courts, a marina with Chesapeake Bay access, and private sandy beaches. Every north-south street ends at beach access. It’s the kind of place where you walk to the water after dinner, not drive 20 minutes to find parking.
East Beach Norfolk Home Prices in 2026
Let me be upfront: East Beach is a premium market. Current listings average about $340 per square foot, with a median list price around $829,000. Homes range from $600,000 for smaller three-bedroom cottages to well over $2 million for custom waterfront builds. That’s significantly above Norfolk’s citywide median of roughly $315,000–$335,000.
But context matters. Compare that to oceanfront property in Virginia Beach, where you’re looking at $1 million+ for anything directly on the water. East Beach gives you bayfront living — actual sand, actual water access, actual marina — at a lower entry point than the Oceanfront corridor. And your property taxes are Norfolk rates, which tend to run lower than Virginia Beach.
| Metric | East Beach | Norfolk Citywide |
|---|---|---|
| Median List Price | ~$829,000 | ~$315,000–$335,000 |
| Price Per Sq Ft | $340/sq ft | $195/sq ft |
| Avg Days on Market | 97 days | 37–48 days |
| Home Style | Charleston cottage, custom waterfront | Mixed (ranchers, colonials, townhomes) |
The longer days on market at East Beach (97 days vs. Norfolk’s 37–48) isn’t a red flag — it reflects the price point. Luxury and semi-luxury homes simply take longer to find the right buyer. That’s normal across any metro area.
Military Commutes from East Beach
Location is where East Beach really pays off for military families. The community is adjacent to Joint Expeditionary Base Little Creek-Fort Story — about a 5-minute drive. Naval Station Norfolk, the largest naval base in the world, is roughly 20 minutes south. NAS Oceana in Virginia Beach is about 30 minutes east.
If you’re assigned to Little Creek, you’d be hard-pressed to find a better location that’s also a genuinely great neighborhood. And for dual-military couples where one person works at Norfolk and the other at Oceana, East Beach splits the difference well.
BAH vs. East Beach Home Prices
Here’s the honest math. The 2026 BAH rates for the Norfolk area are $2,430 per month for an E-5 with dependents and $2,694 per month for an O-3 with dependents, according to the DoD BAH Calculator. At today’s mortgage rates (hovering around 6.5–7%), an $829,000 home with a VA loan at zero down would put your monthly payment well above BAH — probably in the $5,500–$6,000 range including taxes and insurance.
So East Beach makes the most financial sense for O-4 and above, senior enlisted (E-7+), or dual-income households. For junior officers and mid-grade enlisted, there are still options at the lower end of the East Beach range — the $600,000 cottages — or you might look at the surrounding East Ocean View area, where prices drop into the $300,000–$500,000 range and you’re still within walking distance of the neighborhood amenities.
The East Beach Lifestyle
I’ve talked to residents who describe East Beach as a “small town inside a city.” The HOA runs regular events — concerts at the pavilion, holiday gatherings, community yard sales. The architecture is consistent (no random McMansions breaking up the streetscape), the landscaping is maintained, and the walkability is real. You can get to the beach, the pool, the clubhouse, and the marina without getting in your car.
For families, that matters. For military families dealing with the stress of a PCS, landing in a place that already has a built-in social structure matters even more. On Military Town Advisor, East Beach consistently gets high marks for community feel, walkability, and dog-friendliness.
Downtown Norfolk — with restaurants, the Chrysler Museum, Waterside District, and the Elizabeth River waterfront — is about 20 minutes south. Norfolk International Airport (ORF) is a 10-minute drive. You’re not isolated out here; you just get to come home to a quieter pace.
Is East Beach Norfolk Right for You?
East Beach works best for buyers who want waterfront living with a real neighborhood feel, are comfortable in the $600K–$2M+ range, and value walkability and community over square footage. It’s especially strong for military families at Little Creek or Naval Station Norfolk who want a short commute and a place that feels like home from day one.
If you’re PCSing to Hampton Roads and East Beach is on your list — or if it wasn’t but now it is — let’s talk. I know this market well, and I can walk you through what’s available, what the HOA fees look like, and whether the numbers work with your BAH and VA loan.
