If you’re looking at Hilltop Virginia Beach homes, you’re already on the right track. Hilltop sits along the Laskin Road corridor, roughly five minutes from the oceanfront, and it’s one of those Virginia Beach neighborhoods that checks a lot of boxes without the price tag of Bayfront or North End oceanfront properties. I’ve worked with buyers who stumble onto Hilltop almost by accident — they come in searching near the beach and realize this area gives them walkable shopping, solid schools, and quick base commutes at a price point that actually makes sense.

What makes Hilltop different from other Virginia Beach neighborhoods
Hilltop is defined by the Laskin Road retail corridor, centered around The Shops at Hilltop — a collection of more than 120 shops and restaurants anchored by names like Fresh Market, Athleta, Baker’s Crust, and Great Outdoor Provision Co. Unlike the oceanfront strip, which caters to tourists, Hilltop is built for residents. You’re grabbing dinner at Aldo’s Ristorante (a local Italian spot that’s been around since 1988) or picking up groceries at Fresh Market on a Tuesday night, not fighting for parking in July beach traffic.
The housing stock varies. You’ll find mid-century ranches from the 1960s sitting next to fully renovated two-stories, plus a handful of newer construction scattered throughout. That mix is part of the appeal — there’s something in the $350K range and something in the $600K+ range, often on the same street.
Hilltop Virginia Beach homes — current market data
The broader Virginia Beach market is posting strong numbers heading into spring 2026. Here’s where things stand:
| Metric | Value | Change |
|---|---|---|
| Median sale price (VB citywide) | $400,000 | Up 6.2% YoY |
| Average home value | $417,187 | Up 1.7% YoY |
| Days on market | 32 days avg | 16 days for hot homes |
| Price per sq ft | $239 | Up 5.8% YoY |
| 30-year mortgage rate | 6.11% | Down from 6.65% last year |

Hilltop specifically tends to run close to or slightly above the Virginia Beach citywide median, depending on the condition and lot size. Renovated homes near The Shops at Hilltop regularly list in the $425K to $500K range. Older homes that need work can still be found under $375K, though they move fast when priced right.
The neighborhood remains a seller’s market. Coastal neighborhoods like Hilltop, Great Neck, and the Oceana corridor are seeing multiple offers and sales at or above list price, according to recent Virginia Beach market reports.
Schools near Hilltop
Virginia Beach City Public Schools serves the Hilltop area, and the district consistently ranks among the stronger public school systems in Hampton Roads. The area feeds into several well-regarded schools, and Virginia Beach as a whole earned recognition when Kingston Elementary and Old Donation School were ranked among the top schools in the commonwealth (Virginia School Quality Profiles).
If schools are a priority (and for most of the military families I work with, they are), Virginia Beach as a city gives you solid options at every level. I’d recommend checking the Virginia School Quality Profiles site directly for the most current ratings tied to your specific address.
Base commutes from Hilltop
This is the part that matters for a lot of my clients. Hilltop’s central Virginia Beach location puts you within a reasonable commute of every major installation in the area:
- NAS Oceana: 10-15 minutes. This is your shortest drive — straight down Laskin Road and south.
- Dam Neck: About 15-20 minutes via General Booth Boulevard.
- Joint Expeditionary Base Little Creek-Fort Story: 15-20 minutes heading north on Shore Drive.
- Naval Station Norfolk: 25-35 minutes depending on traffic. No tunnel toll from Hilltop — you take the I-264 corridor west. Rush hour can push this toward 40-45 minutes.
- Langley AFB (Hampton): 40-50 minutes via I-64 through the Hampton Roads Bridge-Tunnel. This is the toughest commute from Hilltop and one I’d flag if you’re stationed at Langley.
For NAS Oceana and Dam Neck personnel, Hilltop is about as convenient as it gets without living right on base. You get the beach proximity, the walkable retail, and a 10-minute drive to the gate.
What Hilltop is actually like to live in
I’ll be direct — Hilltop doesn’t have the waterfront views of Bayfront or the historic feel of Great Neck Estates. What it has is convenience. You’re five minutes from the beach. You’re surrounded by restaurants and shops you’ll actually use on weeknights. You’re in a neighborhood where people walk their dogs along Laskin Road and know the staff at Baker’s Crust by name.
The area also connects easily to the rest of Virginia Beach. Town Center is a 10-minute drive west. Kempsville and the Great Neck corridor are close. And because you’re on the Laskin Road axis, you have direct east-west access without getting stuck in the north-south beach traffic that plagues Shore Drive in the summer.
For military families on a PCS timeline, Hilltop works because you can buy here, build equity in a growing market, and rent it out with confidence when you get orders. Homes in this area rent well thanks to proximity to bases and the oceanfront.
Is Hilltop right for you?
Hilltop Virginia Beach homes work well for buyers who want beach-area living without the premium of oceanfront zip codes, a walkable neighborhood with real day-to-day amenities, and a short commute to NAS Oceana or Dam Neck.
If you’re PCSing to Hampton Roads or already here and looking to buy, I’d suggest starting with a search in the Hilltop area to see what’s available. You can search Hampton Roads homes on my site, or reach out directly and I’ll send you a curated list based on your price range and timeline.
