Who We Partner With

Homeport is built on one principle: military clients deserve agents who have actually lived the life. Every partner in the network is prior-military or a military spouse — not a "veteran-friendly" agent with a flag in their bio. Cultural fit is the first filter, production is the second.

One partner per market. No favoritism, no internal competition for the same referral, no diluted pipeline. When we match a client to your market, the lead comes to you — not to three agents bidding for it. In exchange, the bar is high: client responsiveness, PCS-speed execution, and a track record of closing transactions military families can trust.

Veteran or Military Spouse

Veteran or Military Spouse

Prior-military service (any branch) or active-duty military spouse. No exceptions. Documentation verified during vetting.

Exclusive Market

Exclusive Market Territory

One partner per market. You own the PCS referral pipeline for your fleet concentration area as long as the standard is met.

PCS-Speed Execution

PCS-Speed Execution

Signed referral agreement returned inside 24 hours. First client contact inside 24 hours. If you can't hold the tempo, the lead routes to backup.

How a Homeport Referral Pays

Example: $400,000 transaction at a 3% buyer agent commission. Here's the split on a single Homeport referral.

You Keep (Partner Agent)
Gross Buyer-Side Commission $12,000
Homeport Referral Fee (30%) −$3,600
Your Retained Commission (70%) $8,400
Where the 30% Goes
Client Rebate at Closing (20%) $2,400
Homeport Operations (10%) $1,200
Total Referral Fee $3,600
You Keep Per $400K Deal $8,400

The 30% referral is standard broker-to-broker structure. The 20% client rebate is delivered at closing as a buyer credit on the settlement statement — it does not come out of your pocket, it comes out of the referral fee. No monthly fees, no lead costs, no tech fees. Pre-screened referrals only.

What Partners Commit To

01

24-Hour Referral Agreement

When a PCS referral is routed to you, a signed broker-to-broker referral agreement must be returned inside 24 hours. If it's not returned, the lead routes to your backup. This is non-negotiable — PCS timelines don't wait.

02

Deliver the Client Rebate

At closing, 20% of the gross commission is credited to the client as a buyer credit on the settlement statement (where state law permits) or handled via an alternate compliant mechanism. Homeport provides the template language and broker coordination.

03

Operate on PCS Speed

First client contact inside 24 hours. Remote tours, same-week showings, short-fuse offers. Power of attorney and remote-signing protocols ready. Military clients have orders, not options — your tempo reflects that.

04

Return the Client on Next PCS

When your Homeport client receives new orders, the handback clause in the referral agreement returns them to the Homeport network for their next move. Keeps the pipeline flowing across the network instead of drying up after one transaction.

Who Qualifies for the Network

Prior-military (any branch) or active-duty military spouse. Licensed real estate agent in good standing at a Navy fleet concentration area. Minimum 2 years real estate experience or 10+ closed transactions. Broker supportive of 30% outbound referrals and buyer-side client credits at closing. Market not already filled.

Partner FAQ

No. The 20% client rebate is funded out of the 30% referral fee that flows broker-to-broker. On a $12,000 commission, your broker receives $8,400 (70%) and sends Homeport $3,600 (30%). Homeport then credits $2,400 to the client and retains $1,200 for operations. Your net is the same as any other 70/30 referral — the client rebate is our cost, not yours.

Honest answer: volume depends on your market, the PCS cycle, and how fast Homeport's paid acquisition ramps in your area. Phase 1 markets (Jacksonville/Mayport, San Diego, Pensacola, Everett) are targeting steady referral flow within six months of launch. This is a partner network, not a lead farm — pitching "X referrals guaranteed" isn't honest, and we're not going to.

Market exclusivity is held as long as you meet the performance and service standard. There's no annual renewal — partnership is at-will. Partners are removed from the network for missed 24-hour agreement windows, poor client reviews, client responsiveness failures, or loss of licensure/eligibility. We'd rather take the hit of replacing a partner than degrade the military client experience.

Yes. The referral agreement is broker-to-broker, so your broker needs to be on board with the 30% outbound referral and the buyer-side client credit at closing. Most brokerages accept this without friction. Homeport provides the template agreement and will coordinate directly with your broker of record during onboarding.

Phase 1 markets (Florida, California, Washington, Virginia) all permit buyer credits at closing. A small number of states restrict rebates in certain forms. If you're applying from a state outside Phase 1, Homeport will confirm rebate compliance before onboarding and, if needed, structure the client savings through a compliant alternative (closing cost credit, title/escrow credit) per state law.

That lead is dead to the network — we don't work around existing buyer-broker agreements, and neither should you. All Homeport referrals are screened for BBA status before routing. You'll never receive a lead where another agent has a prior exclusive claim.

No. No monthly subscription, no technology fee, no annual fee, no minimum commitment to purchase leads. Homeport's operating margin comes from the 10% portion of the 30% referral fee, paid only when you close. If you don't close, we don't eat. Aligned incentives — by design.
