Living in Newport News Virginia — Your 2026 City Guide

If you’re considering living in Newport News Virginia, you’re looking at one of the more affordable and underappreciated cities in Hampton Roads. Newport News sits on the Virginia Peninsula, anchored by two major employers — Huntington Ingalls Industries (the largest industrial employer in the state with over 26,000 workers) and the military installations at Joint Base Langley-Eustis. I work with buyers across the entire Hampton Roads region, and Newport News keeps coming up as the city where your dollar goes the furthest without sacrificing quality of life.

Newport News home prices in 2026

Newport News is the most affordable of the seven cities in Hampton Roads for home buyers. Here’s a snapshot of where the market stands:

MetricNewport NewsHampton Roads Avg
Median sale price$302,000~$367,600
Median listing price (Jan 2026)$305,000—
Year-over-year price change+8.1%+3.6%

Average rent (1BR)$1,217/mo—

Compare that $302K median to Virginia Beach at $400K or Chesapeake at $420K, and you can see why Newport News attracts buyers who want more house for less money. An E-6 with a family can buy a solid three-bedroom here well within BAH, and that’s before you factor in the VA loan’s zero-down benefit.

Best neighborhoods for living in Newport News Virginia

Newport News stretches about 25 miles from the shipyard in the southeast to Fort Eustis in the northwest, so the feel changes a lot depending on where you are. Here are the neighborhoods I most often recommend to buyers:

City Center at Oyster Point

This is Newport News’s central business district and the closest thing the city has to an urban core. City Center features mid-rise office buildings, restaurants like Schlesinger’s Steakhouse, a five-acre fountain plaza, and mixed-use residential. Condos and townhomes in the City Center area tend to run higher than the city median, but you get walkability and a modern feel that’s hard to find elsewhere on the Peninsula.

Hilton Village

Hilton Village is on the National Register of Historic Places and was named one of America’s Great Neighborhoods by the American Planning Association. It was originally built during World War I to house Newport News Shipbuilding workers, and many of the original 473 Colonial Revival homes still stand. Homes here typically run between $150,000 and $300,000 — some of the best value you’ll find in all of Hampton Roads. The neighborhood has a small-town, walkable feel with local shops along Warwick Boulevard.

Port Warwick

Port Warwick is a New Urbanist neighborhood near Oyster Point designed as a traditional village. Residents can walk from home to shops, restaurants, and offices. The architecture mixes a historic town center look with newer construction. This area appeals to buyers who want something different from a standard suburban subdivision.

Kiln Creek

Kiln Creek is a master-planned community on the northern end of the city near the York County line. It has a golf course, community pools, and newer homes that typically list in the $300K to $450K range. If you’re stationed at Langley AFB, Kiln Creek cuts your commute to about 15-20 minutes while keeping you in Newport News.

Military installations and commute times

Newport News is a military town. Fort Eustis (part of Joint Base Langley-Eustis) sits on the western side of the city, and the shipyard has a long history of employing veterans and active-duty spouses. Here’s what commutes look like from central Newport News:

  • Fort Eustis: 10-20 minutes depending on which part of the city you’re in.
  • Langley AFB (Hampton): 15-25 minutes. Much shorter than commuting from the Southside.
  • Newport News Shipbuilding (HII): 5-15 minutes from most neighborhoods.
  • Naval Station Norfolk: 30-40 minutes via I-64 and the Hampton Roads Bridge-Tunnel. The tunnel can add time during rush hour.
  • NAS Oceana (Virginia Beach): 40-50 minutes. This is a long commute and one I’d think carefully about before committing to.

If you’re stationed at Fort Eustis or Langley, Newport News makes geographic sense. If you’re at Naval Station Norfolk or NAS Oceana, you’ll want to weigh that bridge-tunnel commute against the housing savings.

Cost of living in Newport News

Newport News runs about 8.5% below the national average for overall cost of living, according to BestPlaces. The biggest savings show up in housing and food costs. Here are the specifics:

  • Housing: Significantly below the national average. That $302K median puts a three-bedroom home within reach for most dual-income military families.
  • Food: About 22% below the national average. Groceries are notably cheaper than many East Coast cities.
  • Energy and transportation: Roughly 17% below average.
  • Average rent (1BR): $1,217/month, which is 25% lower than the national average of $1,625/month.

For military families, this matters because your BAH goes further. An E-6 with dependents receiving Hampton Roads BAH can cover a mortgage payment on a $300K home with room to spare, especially with a VA loan at today’s 6.11% rate.

Things to know before moving to Newport News

I want to give you the full picture, not just the highlights. A few things to keep in mind:

The bridge-tunnel commute is real. If your duty station is on the Southside (Norfolk, Virginia Beach), you’ll be crossing the Hampton Roads Bridge-Tunnel daily. During rush hour, that can add 20-30 minutes each way. Some buyers make it work for the cost savings. Others decide the commute isn’t worth it. I always recommend driving it during peak hours before making a decision.

The shipyard drives the local economy. Huntington Ingalls employs over 26,000 people at Newport News Shipbuilding, and the ripple effect touches everything from restaurants to real estate. When the shipyard is hiring (which it has been aggressively), the housing market stays strong.

The city has pockets, not a single character. Newport News isn’t uniform. Hilton Village feels completely different from Kiln Creek, which feels different from the Warwick corridor. Spend time in each area before choosing.

Is Newport News right for you?

Living in Newport News Virginia works well if you’re stationed at Fort Eustis or Langley, working at the shipyard, or looking for the most affordable entry point into Hampton Roads real estate. The price-to-value ratio here is strong, and the 8.1% year-over-year appreciation shows the market is heading in the right direction.
