Western Branch, Chesapeake — Homes, Schools & Military Guide
Chesapeake's northern borough across the Elizabeth River: B+ schools top to bottom, the Norfolk Naval Shipyard 20 minutes, and townhomes from the $290s.
Living in Western Branch
Western Branch is the part of Chesapeake that doesn't feel like Chesapeake. The Elizabeth River, the Great Dismal Swamp and the rail corridors cut it off from the rest of the city, so residents here orient toward Portsmouth and Suffolk more than toward Great Bridge or Greenbrier. It's the whole borough under one ZIP, 23321. The median was $408,700 in May 2026, up 5.5% year over year (Redfin), with 152 sales at 32 days on market and 35% closing above asking. Broken out: detached single-family ran a $483,500 median, condos $310,500, townhomes $295,000. Most of the housing predates 1990, with the 1960s and 1980s the two biggest decades and very little built since 2010.
I-664 runs straight through the middle and that's the borough's spine. The Norfolk Naval Shipyard is the closest installation at 20 to 35 minutes, about 8.5 miles. Naval Medical Center Portsmouth is in the same range. Naval Station Norfolk is the weak link at 30 to 45 minutes because you're committing to either the Midtown Tunnel or the Monitor-Merrimac, both chokepoints. NAS Oceana is a genuine haul at 45 to 60. Schools are the selling point and they're consistent: Western Branch Primary, Intermediate, Middle and High all carry a B+ on Niche. GreatSchools rates them 6, 6, 7 and 5 out of 10 respectively. Note that Chesapeake splits Primary at PK-2 and Intermediate at 3-5 here, which differs from other parts of the district. Parts of the borough also zone to Chittum Elementary, Southwestern Elementary and Jolliff Middle instead, and those rate higher on GreatSchools, so confirm your street.
On cost, the spread between housing types is wide here. At the $408,700 median a VA loan with nothing down estimates to roughly $3,170 a month with tax and insurance. Detached at $483,500 runs about $3,730. The attached tier sits well below that: townhomes at a $295,000 median come in around $2,320, condos at $310,500 near $2,440. Supply in that tier is thin though, only 19 townhome and 37 condo sales in May against 96 detached, so you'll need patience if that's your range.

What Life in Western Branch Looks Like
Claire R. Askew Western Branch Park anchors the borough at 93 acres on Portsmouth Boulevard, with lighted multipurpose fields, tennis and pickleball, nature trails and a dog park. The Western Branch Community Center sits right next to it with a gym, fitness rooms and a water splash pad. Taylor Bend Family YMCA is over on Taylor Road, and Russell Memorial Library is a couple of minutes away. Groceries cluster on Taylor Road and Portsmouth Boulevard, though the genuinely closest options sit just across the Portsmouth line in Churchland, about three minutes out. The bigger news is Chesapeake Square: the mall is mid-teardown on a $30 million right-sizing that takes out the old anchor end and replaces it with a grocery store, restaurant and retail outparcels, with Target and the Cinemark staying open throughout. Walk Score puts the borough at 48 against a Chesapeake average of 21. Better than most of the city, still car-dependent. And if you have kids in the schools, be ready for Bruins football to take over your fall.

Rental viability (if you PCS out): The borough filled up in the 1970s and 80s partly with military families deliberately living outside the Norfolk congestion, and that pattern holds. Roughly a quarter of households rent. Shipyard and Naval Medical Center proximity keeps demand steady. Ask me for current rent comps on a specific street before you underwrite a hold-and-rent.
Frequently Asked Questions About Western Branch
Is Western Branch a good place to live?
If you work at the shipyard or Naval Medical Center Portsmouth and want consistent schools, it's one of the better values on the Southside. All four Western Branch schools carry a B+ on Niche, which is rare consistency across a full K-12 feeder. The median was $408,700 in May 2026 (Redfin). The tradeoffs are geographic: the borough is physically cut off from the rest of Chesapeake by the Elizabeth River and the Dismal Swamp, so you'll orient toward Portsmouth and Suffolk for most things. Naval Station Norfolk is a real commute at 30 to 45 minutes through a tunnel. And most of the housing predates 1990, so budget for systems.
What are homes like in Western Branch?
Mostly detached single-family, and the price gap between housing types is wide. Detached ran a $483,500 median in May 2026 with 96 sales, condos $310,500 across 37, townhomes $295,000 across 19 (Redfin). Median price per square foot was $209. The 1960s and 1980s are the two biggest build decades and very little has gone up since 2010, so new construction is scarce. Expect 1960s and 70s ranches on gridded streets in the older core and 1980s-through-2000s colonials on cul-de-sacs in the newer subdivisions. Days on market ran 32, slower than Chesapeake's faster neighborhoods.
What schools serve Western Branch?
Chesapeake Public Schools, and the core feeder is unusually consistent. Western Branch Primary covers PK-2 with 802 students: B+ on Niche, 6/10 on GreatSchools. Western Branch Intermediate takes grades 3-5 with 796 students at 17:1: B+ on Niche, 6/10 on GreatSchools. Western Branch Middle handles 6-8 with 858 students at 13:1 and 72% math / 79% reading proficiency: B+ on Niche, 7/10 on GreatSchools. Western Branch High covers 9-12 with 2,145 students: B+ on Niche, 5/10 on GreatSchools. It's the borough's only high school and also serves Bowers Hill. Both rating systems are linked here. Two things to know: Chesapeake splits Primary at PK-2 and Intermediate at 3-5 in this part of the district, which differs elsewhere, and parts of the borough zone instead to Chittum Elementary, Southwestern Elementary or Jolliff Middle, all of which rate higher on GreatSchools. Confirm your street with the district.
How does BAH factor into buying in Western Branch?
The median in Western Branch was $408,700 in May 2026 (Redfin), estimating to roughly $3,170 a month on a VA loan with nothing down once you add property tax and insurance. Treat that as a rough figure, not a quote. What you actually pay moves with the rate you lock, your credit, your debt load and whether you're bringing a down payment. The spread by housing type is wide: detached ran a $483,500 median (about $3,730/mo), condos $310,500 (about $2,440), townhomes $295,000 (about $2,320). Supply in the attached tier is thin, 19 townhome and 37 condo sales in May against 96 detached. BAH is the other half and it's personal to you: it changes by pay grade, dependent status and duty ZIP, and the rates reset every January. Rather than me guessing at your number, look up your exact rate with the DoD BAH calculator (linked in the sidebar) and compare it against the estimate above. If you want a real figure instead of an estimate, I'll put you in touch with a lender who writes VA loans every day.
How far is Western Branch from the Norfolk Naval Shipyard and Naval Station Norfolk?
The shipyard is the close one at about 8.5 miles, 20 to 35 minutes via VA-164 and High Street with no toll on the surface route. Naval Medical Center Portsmouth is in the same range. Naval Station Norfolk is the problem: 30 to 45 minutes, and you're committing to either the Midtown Tunnel, which is tolled, or the Monitor-Merrimac. Both back up at peak and there's no way around it. NAS Oceana is 45 to 60 minutes and I wouldn't call it a practical daily commute from here. If your duty station is NSN or Oceana, look at Indian River or Greenbrier instead. If it's the shipyard or the medical center, Western Branch is hard to beat.
Is Western Branch safe?
It's the most-searched question about this borough, more than schools or flooding, so it's clearly on people's minds. I'm not going to hand you a one-word verdict, because conditions vary by street and a neighborhood average wouldn't tell you much. Pull it yourself: CrimeGrade.org and SpotCrime both map Chesapeake incident data down to the block, and the Chesapeake Police Department publishes its own reports. Look at the specific streets you're considering. Then drive them, on a weekday evening and again on a weekend. I'll go with you. Worth knowing that flood and traffic generate essentially no search volume here, so if those were your worries, the data suggests they're not the local ones.
