Living in Bayside

Bayside is one of the seven original boroughs Virginia Beach was built from in 1963, and it still behaves like its own place. The median hit $349,950 in May 2026, up 4.5% year over year (Redfin), with 240 sales and 40% of them closing above asking at 22 days on market. What you pay depends entirely on what you're buying: single-family detached runs a $410,000 median, condos $299,900, townhomes $265,000. That spread is the whole story here. About 51% of the housing is detached and another 23% is attached, so roughly a quarter of Bayside is condo and apartment stock. Most of it went up between 1950 and 1989.

JEB Little Creek sits immediately west, and that proximity is why the borough stays military-heavy. Figure 10 to 25 minutes to the Little Creek gate depending on traffic. Naval Station Norfolk runs 25 to 40, NAS Oceana 25 to 40 the other direction, and the Norfolk Naval Shipyard 25 to 40 as well. Schools are Virginia Beach City Public Schools: Bayside Elementary, Bayside Middle, and Bayside High. The high school carries the district's Health Sciences Academy magnet and Niche ranks it #1 among Standout High Schools in Virginia, with a 91% graduation rate. It is also being fully rebuilt on its existing Haygood Road site, with students relocating to the Holland Road Annex during construction. Confirm the current timeline with the district before you plan around it.

The cost picture splits cleanly by housing type, and that's the thing to understand before you shop here. At the $349,950 overall median, a VA loan with nothing down estimates to roughly $2,730 a month with tax and insurance folded in. Detached homes at a $410,000 median run closer to $3,180. The attached inventory is a different conversation entirely: condos at $299,900 land near $2,360 and townhomes at $265,000 around $2,100. With 42 townhome and 79 condo sales in May, that's a real slice of the market, not a rounding error.

What Life in Bayside Looks Like

Bayside is unusually well supplied with open space for a Virginia Beach borough. Lake Lawson and Lake Smith Natural Area covers 42 acres with more than two miles of shoreline, soft trails, fishing decks and an ADA kayak launch. Pleasure House Point adds another 118 acres of forest and marsh with access to Crab Creek and the Lynnhaven. Bayville Farms Park has a disc golf course, a skate park and a dog park across 68 acres. The Louis R. Jones Bayside Recreation Center runs nearly 84,000 square feet with an indoor pool, and Williams Farm over on Newtown Road has a LEED Silver rec center plus a 25,000 square foot concrete skate park. Groceries are easy: an Aldi on Shore Drive under a mile out, with Kroger, Harris Teeter, Lidl and Food Lion all inside two miles. Walk Score puts the borough at 53 against a Virginia Beach average of 33, which is about right. You can walk some errands here. You'll still drive most of them.

Housing: Mixed
Era built: 1950s-1980s, with 2000s infill
Walkability: Moderate
Nearest grocery: Aldi, 4803 Shore Drive (under 1 mile)
Nearest hospital: Sentara Independence ER (~5 min); nearest full acute-care is Sentara Leigh (~11 min)

Parks & recreation: Lake Lawson / Lake Smith Natural Area, Pleasure House Point Natural Area, Bayville Farms Park, Louis R. Jones Bayside Recreation Center, Williams Farm Park

Rental viability (if you PCS out): Little Creek sits next door and roughly a quarter of the housing stock is multifamily, so the rental pool here is deep and turnover tracks PCS season. Ask me for current rent comps on a specific street before you underwrite a hold-and-rent.

Frequently Asked Questions About Bayside

Is Bayside a good place to live?

For military families stationed at Little Creek, it's one of the strongest options in Virginia Beach. The base is immediately west, you're 10 to 25 minutes from the gate, and the borough has more open space than most of the city. Bayside High carries the district's Health Sciences Academy magnet and Niche ranks it #1 among Standout High Schools in Virginia. The honest tradeoffs: the elementary and middle schools rate 3/10 and 4/10 on GreatSchools even though Niche grades both a B, so look at the detail yourself rather than either number alone. Most of the housing is 1950s through 1980s, so budget for systems. And flooding is a real local issue, covered below.

What are homes like in Bayside?

It depends which Bayside you're shopping. Detached single-family ran a $410,000 median in May 2026 with 119 sales. Condos came in at $299,900 across 79 sales, townhomes at $265,000 across 42 (Redfin). Roughly 51% of the borough is detached and 23% is attached, which leaves about a quarter as condo and apartment stock, a higher multifamily share than most Virginia Beach suburbs. Median price per square foot was $216. The bulk was built between 1950 and 1989, with a meaningful layer of 2000s infill. The North Shore pocket near the water carries the premium end.

What schools serve Bayside?

Virginia Beach City Public Schools. Bayside Elementary covers PK-5 with 546 students at a 12:1 ratio: B on Niche, 3/10 on GreatSchools. Bayside Middle handles 6-8 with 628 students at 10:1: B on Niche, 4/10 on GreatSchools. The district recently consolidated its separate sixth-grade campus back into the main middle school. Bayside High covers 9-12 with 1,988 students: B+ on Niche, 6/10 on GreatSchools, a 91% graduation rate and the Health Sciences Academy magnet. Both rating systems are linked on this page. Note that Bayside High is being fully rebuilt on its Haygood Road site, with students at the Holland Road Annex during construction, so confirm the current timeline with the district. Bayside is a borough rather than a single subdivision, so several other elementaries serve parts of it. Verify your specific address with the VBCPS school locator.

How does BAH factor into buying in Bayside?

The overall median in Bayside was $349,950 in May 2026 (Redfin), estimating to roughly $2,730 a month on a VA loan with nothing down once you add property tax and insurance. Treat that as a rough figure, not a quote. What you actually pay moves with the rate you lock, your credit, your debt load and whether you're bringing a down payment. The split by housing type matters more here than in most neighborhoods. Detached ran a $410,000 median (about $3,180/mo), condos $299,900 (about $2,360), townhomes $265,000 (about $2,100). With 42 townhome and 79 condo sales in May, the lower tiers are a real part of this market. BAH is the other half and it's personal to you: it changes by pay grade, dependent status and duty ZIP, and the rates reset every January. Rather than me guessing at your number, look up your exact rate with the DoD BAH calculator (linked in the sidebar) and compare it against the estimate above. If you want a real figure instead of an estimate, I'll put you in touch with a lender who writes VA loans every day.

How far is Bayside from JEB Little Creek and Naval Station Norfolk?

Little Creek is the close one. The base borders the borough on the west, about 5.4 miles from the Bayside center, so figure 10 to 25 minutes depending on which gate and when you're driving. Naval Station Norfolk runs 25 to 40 minutes via Northampton Boulevard and I-64, no tolls. NAS Oceana is 25 to 40 going the other direction on Independence Boulevard. The Norfolk Naval Shipyard in Portsmouth is also 25 to 40, though the fastest route puts you through the Downtown Tunnel and its toll. Being able to reach Little Creek in well under half an hour is the single biggest reason this borough stays military-heavy.

Does Bayside flood?

Parts of it, and the city is spending real money on it. Virginia Beach voters approved a $567.5 million flood mitigation bond in 2021 after Hurricane Matthew exposed 1960s-era stormwater infrastructure, and several of the 21 priority projects are in or next to Bayside. The Chubb Lake and Lake Bradford outfall work is specifically intended to help Pleasure House Road and Shore Drive drain better, and there are separate Church Point/Thoroughgood and Eastern Shore Drive projects. Citywide there have been 6,256 NFIP claims since 1978. Flood damage is never covered by a standard homeowners policy, and flood insurance is mandatory in a Special Flood Hazard Area on a federally backed loan, VA included. Check the specific address rather than the borough. City Planning does verbal and written flood zone determinations at 757-385-4621, and I'll pull the map with you before you write an offer.
