If you’re stationed at Naval Station Norfolk and tired of paying somebody else’s mortgage, Norview Norfolk homes sit at the intersection of short commute and reasonable price. Median sale prices ran $302,500 over the latest three-month window — about $39,000 below the Norfolk citywide median — and you can be at the gate in under ten minutes on a normal weekday. I’ve sat at kitchen tables in this neighborhood with sailors who couldn’t believe they could buy a brick ranch with a fenced yard for under $325,000 anywhere this close to base.
I’m Sean Hudgins, a Navy Surface Warfare Officer veteran and full-time Realtor with Keller Williams Coastal Virginia Chesapeake. I write VA loan offers across Hampton Roads every month, and Norview comes up constantly with E-4 through O-3 buyers who want to be near base without burning their entire BAH check. Here’s what I’d tell you over coffee.

Where Norview Sits and Why That Matters
Norview is a north-central Norfolk neighborhood bordered roughly by Norview Avenue, Sewells Point Road, Azalea Garden Road, and Little Creek Road. It runs right up against Naval Station Norfolk — the largest naval base in the world. The Norview Gate (Gate 5) is a five-to-eight-minute drive from most addresses in the neighborhood. Even Gate 1 off Hampton Boulevard is under fifteen minutes if you go through Tidewater Drive.
The neighborhood was built out mostly between the late 1940s and early 1960s as the post-WWII Navy expanded. You’ll see brick ranches, Cape Cods, and mid-century split-levels on quarter-acre lots. Streets are tree-lined and the original 1950s sidewalks are still there in most blocks. It’s not flashy. It is quiet, mostly owner-occupied, and built on bones that have already proven they last seventy-plus years.
Norview Norfolk Homes — The Numbers Right Now
According to the latest data from Redfin, Norview reported a median sale price of $302,500 over the rolling three-month window ending February 2026. That’s up 13.9% year over year. Ten homes closed during that window, with a median of 41 days on market and an average sale-to-list ratio of 99.87% — sellers are getting essentially asking price.
Here’s how Norview compares to other affordable Norfolk neighborhoods near base:
| Neighborhood | Median Sale Price | YoY Change | Median DOM |
|---|---|---|---|
| Norview | $302,500 | +13.9% | 41 |
| Park Place | $305,000 | +11.1% | 44 |
| Wards Corner | $315,000 | +8.4% | 38 |
| Norfolk (citywide) | $341,546 | +8.5% | 45 |
| Larchmont-Edgewater | $485,000 | +6.8% | 32 |
The 13.9% jump in Norview is one of the steeper YoY moves in Norfolk this year. Buyers have figured out the commute math, and entry-level inventory close to base keeps thinning. Inventory in Norview was sitting at fourteen active homes at last read — that’s a tight pool for a neighborhood this size.
The BAH Math That Makes Norview Work
Norfolk falls under MHA VA298 (Norfolk/Portsmouth) for 2026 BAH purposes. Here’s how the math actually plays out for active-duty buyers using a VA loan:
- E-4 with dependents: $2,430/month BAH. A median Norview home at $302,500 with a VA loan, the current 6.38% 30-year fixed rate from Federal Reserve Economic Data, Norfolk’s $1.25 per $100 property tax rate, and standard insurance lands around $2,380–$2,460 a month all-in.
- E-5 with dependents: $2,559/month BAH. The same purchase price leaves $100–$170 in monthly cushion, and you can comfortably stretch into the upper $310s.
- E-6 with dependents: $2,604/month BAH. You can move up to a renovated Norview ranch in the $320s and still bank some difference.
- O-3 with dependents: $2,694/month BAH. Easily covers a Norview home and gives margin for utilities, maintenance, and the occasional HVAC surprise that comes with a 1955 brick ranch.
For E-1 through E-4 without dependents, BAH in VA298 is $1,707–$1,908. That’s not enough to comfortably carry a Norview home alone. House-hacking with a roommate or a co-borrower is the workaround I usually walk junior sailors through.
What to Watch Before You Write an Offer
Norview has real strengths and real watch-items. Here’s what I tell every buyer before we tour:
- Airport noise: Norfolk International Airport sits on the eastern edge of the neighborhood. Homes south and east of Robin Hood Road catch flight paths, especially during easterly approaches. Tour at 7:30 a.m. on a weekday before you commit.
- Original 1950s systems: Many Norview homes still have galvanized plumbing, original electrical panels, and 60–80 amp service. A VA appraisal can flag any of these. Ask your inspector to pull the panel cover and check water pressure on the second floor.
- HVAC age: Window units and old heat pumps are common. Plan to replace within five years on most homes that haven’t been updated.
- Crawlspaces: A lot of these homes sit on brick piers. Encapsulation and a dehumidifier can run $4,000–$8,000 if it hasn’t been done.
- Flood zones: Most of Norview is X-zone (low risk), but pockets near Mason Creek and the airport drainage system can flag X500 or AE. Pull the FEMA map for any specific address before you write.
- VA appraisal Minimum Property Requirements: Peeling paint on the eaves, missing handrails, or active roof leaks will stop a VA appraisal cold. Walk the property critically before you commit to inspection money.
None of this is a deal-breaker. It’s a price-and-concession conversation. I’ve negotiated $5,000–$10,000 in seller concessions on Norview homes specifically to cover an HVAC swap or an electrical upgrade. Sellers in this neighborhood usually understand what they own.
Schools, Daily Life, and What’s Walkable
Norfolk Public Schools serve the neighborhood. Most of Norview is zoned for Norview Elementary, Northside Middle (or Azalea Gardens depending on street), and Norview High. Test scores trail some Virginia Beach and Chesapeake feeders. If the school zone is your top filter, you’ll want to look at Chesapeake or parts of Virginia Beach — but if commute and price are higher priorities, Norview holds up.
Day-to-day, Wards Corner is a five-minute drive for groceries, and the new development at JANAF and Military Circle keeps adding restaurants. Lafayette Park and the Virginia Zoo are both about ten minutes south. The Tide light rail isn’t here, but downtown Norfolk is fifteen minutes by car with no tunnel involved.
Who Should Buy in Norview
This neighborhood fits a specific buyer well. It’s a strong move for an E-5 to E-7 family who wants a yard, a fenced perimeter for the dog, and the shortest possible commute to Naval Station Norfolk. It works for dual-military couples wanting to keep one BAH check for savings. It’s also a sound investment play for a sailor on a three- or four-year tour who wants to convert to a rental at the next PCS — Norview is a steady rental market because the demand pool is the entire base.
It’s not the right fit if you want new construction, an HOA, or a top-twenty Virginia school zone. For new construction, look at Chesapeake or North Suffolk. For schools, Virginia Beach or Great Bridge will give you more options.
How to Move on Norview Norfolk Homes Fast
With fourteen active listings and a 41-day median time on market, Norview is selective but not frantic. The homes that show well — clean kitchens, updated electrical, no obvious deferred maintenance — sell in under thirty days. The homes that need work sit longer and trade for less. That gap is where smart buyers get a real edge.
If you want to compete, get fully underwritten before you start touring, not just pre-approved. Norview sellers have seen enough deals fall apart in underwriting that a strong loan package itself becomes a negotiating tool. Lead with a clean offer, a reasonable inspection contingency, and a closing timeline that matches the seller’s situation.
Ready to Tour Norview?
I run Norview tours regularly with active-duty buyers and first-time clients. We hit two or three active listings back-to-back, walk the streets at different times of day to test airport noise, and pull the FEMA map for any address before we write. It’s the fastest way to figure out whether a 1955 brick ranch is the right move or if you should bump the budget into Wards Corner or Larchmont-Edgewater instead.
If you want pricing for your specific rank, your VA entitlement situation, or a side-by-side on three Norfolk neighborhoods near base, let’s talk. You can also search Hampton Roads homes directly. Norview Norfolk homes don’t sit long once they’re priced right — and the buyers who win here usually had their plan in place before the listing went live.
