Ocean Lakes Virginia Beach homes have quietly become one of the most asked-about pockets of southern Virginia Beach. The neighborhood sits a few miles inland from Sandbridge, just east of Princess Anne Road, and it’s the kind of place where the schools matter, the streets are walkable, and a young Navy family can buy a four-bedroom on a single income most of the time. I get a call about Ocean Lakes almost every month from a sailor who just got orders to NAS Oceana or Dam Neck and wants something newer than what’s available closer to the base.
I’m Sean Hudgins, a Navy SWO veteran and full-time Realtor with Tier One Coastal Realty in Chesapeake. I work buyers and sellers across Hampton Roads, and Ocean Lakes is one of those neighborhoods I show often enough that I keep a running list of the cul-de-sacs I’d actually want to live on. Here’s what I tell anyone considering an Ocean Lakes purchase in 2026.

What Ocean Lakes Virginia Beach Homes Actually Look Like
Ocean Lakes is a planned community built primarily in the late 1980s and 1990s by R.G. Moore and a few smaller builders. The neighborhood is laid out around a series of small lakes — six of them, actually, hence the name — with sidewalks, a community pool, tennis courts, and a clubhouse. Lot sizes are typically a quarter-acre, occasionally a half. Most homes are two-story traditional colonials with vinyl siding, two-car garages, and 1,800 to 2,800 square feet under roof.
You’ll see a few floor plans repeat — the original builder used three or four base designs and let owners customize finishes. The kitchens were small by modern standards, and a lot of homes have been opened up over the past decade. About a third of the listings I show have a renovated kitchen, hardwood floors on the main level, and updated bathrooms. The other two thirds are honest, well-maintained homes that need cosmetic work but no major systems.
Ocean Lakes Virginia Beach Homes — Current Market Numbers
According to the latest data from Redfin, the median sale price in Ocean Lakes is $388,000 over the rolling three months ending February 2026. That’s up 14.0% year-over-year, well ahead of Virginia Beach citywide appreciation of 6.3%. Twenty-six homes closed in that window, with a median 35 days on market and a sale-to-list ratio of 100.0%. About 38% of homes sold above list, and 60% went under contract within two weeks. Inventory is sitting at 12 active listings, up 40% from a year ago.
| Metric | Ocean Lakes | Virginia Beach Citywide |
|---|---|---|
| Median Sale Price | $388,000 | $657,000 |
| YoY Price Change | +14.0% | +6.3% |
| Median Days on Market | 35 | 45 |
| Sale-to-List Ratio | 100.0% | 99.2% |
| Median Price per Sq Ft | $254 | $220 metro |
What jumps out: Ocean Lakes is moving faster and tighter than the city as a whole. The 14% appreciation is doing real work for owners who bought in 2022 and 2023. For buyers, it means writing strong offers — full price minimum, often a small escalation — if you want to land one of the better-renovated homes. The fixer-upper tier is more flexible, but those homes are pulling in three to five offers as well.
Why Military Families Pick Ocean Lakes
Three reasons come up over and over.
Commute to the south Virginia Beach bases. Ocean Lakes to NAS Oceana main gate is about 12 minutes off-peak via Holland Road. To Dam Neck Annex it’s 8 minutes. Even Naval Station Norfolk is reachable in 35 to 45 minutes via I-264, which is reasonable for sailors used to the Tidewater Tunnel commute.
Schools. Ocean Lakes is zoned to Ocean Lakes Elementary, Princess Anne Middle, and Ocean Lakes High. The high school in particular has a strong reputation locally, and it’s Virginia Beach City Public Schools — not a separate district. That matters when you’re moving from a system overseas and want a clean transfer.
BAH coverage. The neighborhood’s median price lines up well with the 2026 BAH for Hampton Roads. An E-7 with dependents in the VA298 MHA (Norfolk/VA Beach/Chesapeake) draws $2,604 per month. An O-3 with dependents pulls $2,694. With current rates from Federal Reserve Economic Data at 6.38% for a 30-year fixed, an O-3 can carry the principal-and-interest on a $400,000 VA loan with $0 down for roughly $2,500 a month — leaving room for taxes, insurance, and HOA. The neighborhood’s $215 annual HOA is among the lowest in Virginia Beach.
The Streets I’d Steer You Toward
If you can pick the section of the neighborhood, my favorites are around Round Hill Drive and the cul-de-sacs off Old Forge Road. Lot orientations are good, mature trees survived without crowding the foundations, and you’re close to the community pool. Avoid the homes that back directly onto Princess Anne Road — the noise carries more than buyers expect when they tour during the day.
The lakefront homes are rare and expensive. There are maybe a dozen actual waterfront properties on the larger lakes, and they trade for $500,000 and up when they hit the market. Most “lakeview” listings are looking at retention ponds — be careful with the listing photos, which tend to angle generously.
What to Watch on the Inspection
For homes in this age range — 30 to 35 years old — I push my buyers to budget for three things even if the inspection comes back clean.
- HVAC. Original units have been replaced once already on most homes. If the existing system is more than 12 years old, plan for replacement within five years. A new system runs $8,000 to $12,000.
- Roof. Architectural shingles installed in the late 1990s are at end of life. Many sellers replaced them in the 2010s; some didn’t. A roof replacement on these homes is $11,000 to $16,000 depending on pitch and complexity.
- Crawlspace and grading. A handful of streets have low spots and post-storm pooling issues. We’re in a coastal flood-prone region — pull the FEMA flood map for any specific address before you fall in love. Most of Ocean Lakes is Zone X (preferred), but a handful of lots are Zone AE.
Selling an Ocean Lakes Home in 2026
If you’re a current Ocean Lakes owner thinking about selling, the math is sitting in your favor right now. Homes that show well — fresh paint, clean carpets, kitchen counters that aren’t laminate — are clearing in under three weeks. The renovated homes I’ve listed in the last 12 months have hit list price or above with multiple offers in the first weekend.
The two upgrades with the best ROI in this neighborhood, in my experience: kitchen counters and primary bath shower. Both pull double their cost back at sale. Avoid pool installs and major additions — they don’t pencil out for resale in this price band.
Final Thoughts on Ocean Lakes Virginia Beach Homes
Ocean Lakes isn’t flashy. There aren’t oceanfront views or new-construction price tags. What it is, is a steady, family-friendly Virginia Beach neighborhood with a school zone people will fight for, BAH-friendly pricing for mid-career military, and enough inventory to actually find something. I tell clients the same thing every time: come tour two or three on a Saturday, walk to the community pool, drive the route to your base, and see if it fits. Most of the time, it does.
