If you just got orders to Dam Neck, you’re heading to one of the better duty stations on the East Coast — and I’m not just saying that because I live here. Dam Neck Annex sits at the southern end of Virginia Beach, right where the Oceanfront meets Sandbridge. The base itself is relatively small compared to Naval Station Norfolk, but the commands stationed there are anything but. Whether you’re heading to NSWC Dam Neck Division, the intelligence training center, or one of the special warfare commands, the PCS to Dam Neck comes with some housing decisions worth thinking through early.
I’m a Navy SWO veteran who’s been selling real estate in Hampton Roads since 2021. I’ve helped families PCS to Dam Neck and every other major installation in the area. Here’s what you need to know about housing, neighborhoods, BAH, and the local market before you get here.

PCS to Dam Neck: On-Base Housing Options
On-base housing at Dam Neck is managed through Lincoln Military Housing, which also handles the NAS Oceana housing communities. The primary on-base neighborhood at the annex is Windmills Walk, which serves O1 through O5 families with three- and four-bedroom single-level homes. These were recently renovated and include stainless steel appliances, granite countertops, garages or carports, fenced yards, and storage sheds.
For enlisted families, Lincoln Military operates several off-site neighborhoods around Virginia Beach that are technically considered base housing. Most are duplex or townhouse-style homes with two to four bedrooms. Some of the inventory is older, so I’d recommend touring the specific unit before signing a lease agreement.
Wait lists vary by rank and family size. Contact the Housing Service Center at NAS Oceana (757-433-3268) as soon as you have orders to get on the list. If the wait is long — and it often is during PCS season — off-base housing gives you more options and, in many cases, more space for the same BAH dollar.
2026 BAH Rates for Dam Neck
Dam Neck falls under the Norfolk/Portsmouth, VA Military Housing Area for BAH purposes. The 2026 rates saw an average 3.5% increase over 2025. Here’s what a few common pay grades look like with dependents:

| E-6 | $2,559/month | ~+3.5% |
| O-3 | $2,694/month | ~+3.5% |
Use the official DoD BAH calculator with a Norfolk-area ZIP code (23456 for Dam Neck) to pull your exact rate. That monthly BAH number is what most military families use to set their housing budget — either as rent or as a mortgage payment target.
Best Neighborhoods Near Dam Neck for Military Families
The neighborhoods closest to Dam Neck Annex sit in the 23456 ZIP code area — centrally located in Virginia Beach with good schools and short commute times. Here are the areas I most often recommend to Dam Neck families:
Red Mill / Princess Anne area — This is probably the most popular choice for Dam Neck families. Red Mill Commons has shopping and restaurants within walking distance. Homes here typically run $350,000 to $450,000. The commute to Dam Neck’s main gate is about 10 minutes. Schools in this area are consistently rated well, including Ocean Lakes High School, which Niche.com grades A+.
Castleton / Southern Woods / Three Oaks — These neighborhoods are all within a few minutes of Dam Neck and offer solid value in the $320,000 to $400,000 range. They’re well-established, family-friendly, and feed into good school zones. Most of these neighborhoods have the kind of community feel where kids ride bikes in the street and neighbors look out for each other.
Lagomar — A step up in price, with homes ranging from $450,000 to $650,000+. Lagomar has larger lots, newer construction, and a more upscale feel. It’s popular with senior enlisted and junior officers whose dual-income BAH gives them more buying power.
Sandbridge — If you want beach living and don’t mind a slightly longer commute to the gate, Sandbridge is right next door. Some homes here are vacation rentals, but year-round residents enjoy a quieter beach community away from the tourist traffic at the Oceanfront. Prices vary widely from $400,000 to well over $1M for oceanfront properties.
Should You Buy or Rent on a PCS to Dam Neck?
The buy-versus-rent question depends on your tour length and financial picture. If you’re on a three-year tour, buying can make sense in today’s market — Hampton Roads home values have held steady, and you build equity instead of paying a landlord. If it’s a shorter tour or you’re not sure about the area yet, renting for the first year and buying later is a reasonable approach.
If you’re using a VA loan, you can buy with zero down payment. Current VA loan rates through Navy Federal sit around 5.25% for a 30-year fixed. On a $385,000 home — close to the Virginia Beach median — your monthly payment with taxes and insurance would land in the $2,400 to $2,700 range, which lines up with E-5 through O-3 BAH rates.
Schools Near Dam Neck Annex
Virginia Beach City Public Schools consistently ranks among the best school systems in Hampton Roads. Near Dam Neck, the standout schools include Ocean Lakes High School (A+ rating), Princess Anne Middle School, and several highly rated elementary schools in the Red Mill and Princess Anne corridor.
Over 50 elementary schools serve Virginia Beach alone, with 56% rated above average. I always tell incoming families to check the specific school assignments for the addresses they’re considering, since boundary lines matter.
What’s Around Dam Neck
Dam Neck sits about 10 minutes from the Virginia Beach Oceanfront and its boardwalk, restaurants, and entertainment. Red Mill Commons shopping center is nearby for everyday needs. Sandbridge Beach is just south of the base — less crowded and more laid-back than the main resort area.
The Virginia Aquarium and Marine Science Center is practically next door. First Landing State Park offers trails and beach access on the Chesapeake Bay side. For a military community, there’s a strong sense of camaraderie in the neighborhoods around Dam Neck — you’ll run into fellow service members at the gym, the grocery store, and the kids’ school events.
