If you just got orders to Joint Base Langley-Eustis and you’re looking at the Fort Eustis side, you’re heading to the Virginia Peninsula — Newport News, specifically. It’s a different feel from the Norfolk/Virginia Beach side of Hampton Roads, and that’s not a bad thing. Housing is more affordable, commutes are shorter, and there are solid neighborhoods that work well for military families. I’ve helped several Army families find homes in this area, and the value you get compared to the south side is hard to beat.

Where Is Fort Eustis and What’s Based There?
Fort Eustis sits on the south end of Newport News, right along the James River. It’s part of Joint Base Langley-Eustis (JBLE), which combines the Army’s Fort Eustis with Langley Air Force Base up in Hampton. The two installations are about 20 minutes apart on I-64.
On the Eustis side, you’ll find the Army Transportation Corps and Transportation School, the 7th Sustainment Brigade, the Army Training Support Center, and the Army Aviation Applied Technology Directorate. If you’re a 88-series MOS — watercraft operator, cargo specialist, railway operations — this is where your schoolhouse lives. The 71st Transportation Battalion runs training for six Transportation MOSs here.
PCS to Fort Eustis — Newport News Home Prices in 2026
Here’s the good news: Newport News is one of the most affordable cities in Hampton Roads for homebuyers. The median listing price is sitting around $305K as of early 2026, and homes are actually selling in the $290K to $320K range depending on the neighborhood. Compare that to Virginia Beach at $400K+ or Chesapeake at $420K, and you can see why the peninsula stretches your dollar further.
| City | Median Sale Price | Commute to Fort Eustis |
|---|---|---|
| Newport News (Kiln Creek) | $305K–$350K | 10–15 min |
| Hampton | $280K–$320K | 20–25 min |
| Williamsburg | $350K–$400K | 20–25 min |
| Chesapeake | $400K–$420K | 45–55 min |
| Virginia Beach | $400K–$417K | 50–60 min |
For a $305K home with 0% down on a VA loan at today’s 6.00% rate, your monthly principal and interest payment comes out to about $1,829. That’s well within BAH range for most ranks stationed here.
2026 BAH Rates for Fort Eustis
The Hampton/Newport News Military Housing Area (MHA) saw a solid increase in 2026 BAH rates. Here’s what you’re working with if you have dependents:
| Pay Grade | BAH w/ Dependents | Estimated Mortgage (at $305K, VA loan, 6.00%) |
|---|---|---|
| E-5 | $2,274/mo | $1,829/mo (P&I) |
| E-7 | $2,439/mo | $1,829/mo (P&I) |
| O-3 | $2,475/mo | $1,829/mo (P&I) |
Even at E-5, you have about $445 per month of cushion between your BAH and the mortgage payment — before you factor in taxes and insurance. The math works here in a way it doesn’t always work on the Virginia Beach side. Source: 2026 Virginia BAH rates.
Best Neighborhoods Near Fort Eustis
I usually point Fort Eustis families toward a few specific areas depending on their budget and what they’re looking for.
Kiln Creek
Kiln Creek is probably the most popular choice for military families PCSing to Eustis. It’s a planned community with well-rated schools — Kiln Creek Elementary feeds into Hines Middle and Menchville High. You’ll find homes in the $305K to $350K range, with a golf course, walking trails, and a bowling alley that’s a hit with families. The commute to the Eustis gate is about 10 to 15 minutes.
Hidenwood
Hidenwood sits closer to the center of Newport News, near Christopher Newport University. Most homes fall in the $280K to $350K range. Hidenwood Elementary is a strong school, and the neighborhood has a classic suburban feel with mature trees and quiet streets. Close access to fishing and kayaking on Fisher’s Creek is a plus.
Hilton Village
If you want character and walkability on a budget, Hilton Village is worth a look. This is one of the first planned communities in the country, originally built for World War I shipyard workers. Homes run $150K to $300K, and Hilton Elementary is a Blue Ribbon school. It’s close to the Eustis gate and has a small-town Main Street feel that some families really connect with.
Williamsburg Area
Some families choose to live north toward Williamsburg for the schools and the quieter pace. The commute to Eustis is about 20 to 25 minutes on I-64, and you get access to York County or Williamsburg-James City County school systems. Prices run higher — $350K to $400K — but the schools are consistently top-rated.
Schools Near Fort Eustis
Newport News Public Schools serves most of the neighborhoods closest to the base. The district has been investing in STEM programs and career-technical education, and there are magnet options for families who want specialized programs. Overall, schools in Newport News score above projected proficiency levels, though individual school quality varies by neighborhood — which is why picking the right area matters.
If schools are your top priority and you’re willing to commute a few extra minutes, York County and Williamsburg-James City County school divisions consistently rank among the best in the state.
On-Base Housing at Fort Eustis
Fort Eustis has privatized housing managed by Balfour Beatty Communities, with about 950 homes across nine neighborhoods. You’ll find everything from townhouses to single-family homes, and the community has playgrounds, a fitness center, and youth programs. Waitlists are common during peak PCS season (May through August), so if you’re considering on-base housing, get your application in early. The housing office is at 126 Madison Ave — call 757-369-8335 to check current wait times.
Living on the Peninsula vs. Southside
If your spouse works at Naval Station Norfolk or you’ve got friends at Little Creek, you might wonder about living on the south side of the water and commuting through the Hampton Roads Bridge-Tunnel. I’d be straight with you: don’t do it as a daily commute. The HRBT can add 30 to 60 minutes to your drive when it backs up, and it backs up often. Living on the peninsula keeps your commute predictable and gives you more house for your money.
The peninsula has its own vibe — Busch Gardens and Colonial Williamsburg are right up the road, the Virginia Living Museum is a great family spot, and the waterfront in downtown Hampton has been growing. It’s quieter than the Virginia Beach side, and some families prefer that.
VA Loan Tips for Fort Eustis Buyers
If you’re using your VA loan benefit, Newport News is one of the best markets in Hampton Roads to buy in. At $305K median, you’re looking at a zero-down payment that keeps your out-of-pocket costs low. A few things to keep in mind: get your Certificate of Eligibility (COE) before you start house hunting, work with a lender who handles VA loans every day (not someone who does one a year), and make sure your agent knows the local market and the VA appraisal process.
I’ve worked with dozens of VA loan buyers in this area. The process is smooth when you have the right team, and the savings compared to conventional financing are real — no PMI, no down payment, and competitive rates.
