PCS to NWS Yorktown — Best 2026 Military Housing Guide

If you just got orders to Naval Weapons Station Yorktown, congratulations — you’re heading to one of the more underrated duty stations in Hampton Roads. I’m Sean Hudgins, a Navy SWO veteran turned Realtor, and I’ve helped service members PCS to installations across the region. NWS Yorktown sits on the Virginia Peninsula in York County, and the housing market here looks very different from the Southside bases. This guide covers everything you need to know about a PCS to NWS Yorktown in 2026 — from housing options to BAH rates to the neighborhoods that make sense for your situation.

PCS to NWS Yorktown — Base Overview

Naval Weapons Station Yorktown is the Navy’s primary ordnance handling facility on the East Coast. It sits along the York River in York County, about 15 minutes from Williamsburg and 20 minutes from Newport News. The base also houses the Naval Expeditionary Combat Command, several training detachments, and the Coast Guard Training Center Yorktown is right next door.

Compared to Naval Station Norfolk or NAS Oceana, NWS Yorktown is smaller and quieter. The pace is different up here on the Peninsula — less traffic, more space, and a cost of living that’s noticeably lower than Virginia Beach or Chesapeake.

On-Base Housing at NWS Yorktown

On-base housing is privatized and managed by Lincoln Military Housing. The base has four residential neighborhoods with a total of about 430 enlisted units and 15 officer units. You’ll find 2-4 bedroom single-family and duplex-style homes. Amenities include playgrounds, community centers, a dog park, and a pool.

Wait times vary. Some families get placed within a couple of months; others wait 18-24 months depending on bedroom requirements and timing. Contact the Housing Office at (757) 888-4545 to get on the wait list as soon as you have orders. Temporary lodging is available through the Navy Nelson House (VEQ/VOQ) while you wait or house hunt.

2026 BAH Rates for NWS Yorktown

NWS Yorktown falls under the VA297 BAH area (Hampton/Newport News). These rates are different from the VA298 rates that cover Norfolk and Virginia Beach — and they’re lower, which reflects the Peninsula’s more affordable housing market.

Pay GradeWith DependentsWithout Dependents
E-5$2,274/mo$1,779/mo
E-6$2,421/mo$1,905/mo
E-7$2,439/mo$2,088/mo
O-1$2,301/mo$1,884/mo
O-3$2,475/mo$2,361/mo
O-4$2,835/mo$2,427/mo

The good news: your BAH goes further on the Peninsula than it would in Virginia Beach or Chesapeake. An E-5 with dependents at $2,274/mo can realistically afford a $340K home with a VA loan (zero down, no PMI). That puts a lot of the York County and Newport News market well within reach.

Best Neighborhoods Near NWS Yorktown for Military Families

Most service members at NWS Yorktown live in one of these areas:

Yorktown / York County — The closest option. Median home prices around $320K-$370K. York County has some of the best public schools in the region. Coventry is a popular neighborhood with lakes, trails, a pool, and an elementary school inside the community. Commute to the base is 5-15 minutes depending on where you land.

Williamsburg — About 15-20 minutes west on I-64. Median prices range from $300K-$400K depending on the neighborhood. Great school options including James City County schools. You get the historic Williamsburg lifestyle — Colonial Williamsburg, local restaurants, the College of William & Mary campus — with a manageable commute. Check out my Williamsburg page for more details.

Newport News — 15-25 minutes south on I-64. More affordable at $250K-$300K median. City Center at Oyster Point is a popular area with newer construction, dining, and shopping. If you’re dual-military with a spouse at Fort Eustis or Langley AFB, Newport News splits the commute well. I’ve got a full breakdown on my Newport News page.

Hampton — 20-30 minutes south. Most affordable option in the area at $260K-$295K median. Fort Monroe and Phoebus are waterfront neighborhoods with real character. Great option for junior enlisted looking to maximize BAH. See my Hampton page for neighborhood details.

Commute Times from Popular Areas to NWS Yorktown

FromDistanceDrive Time
Yorktown (York County)5-10 mi10-15 min
Williamsburg15 mi20 min
Newport News (City Center)18 mi22 min
Hampton22 mi28 min
Virginia Beach55 mi55-70 min

If your spouse works on Southside (Norfolk, Virginia Beach), be aware that the HRBT (Hampton Roads Bridge-Tunnel) commute adds 30-60 minutes each way during rush hour. I’m always honest about this — living on the Peninsula is great for NWS Yorktown, but cross-water commutes to Southside can be rough.

Schools Near NWS Yorktown

York County schools consistently rank among the top public school systems in Hampton Roads. If schools are a priority (and for families with kids, they should be), York County and Williamsburg-James City County are strong choices. Newport News and Hampton have some excellent individual schools but more variability district-wide.
