Red Mill is one of those Virginia Beach neighborhoods that flies under the radar for people who haven’t spent much time on the south side of the city. But if you’re looking at homes in the $400K to $565K range, want solid schools, and care about being close to Sandbridge Beach without paying oceanfront prices, Red Mill deserves a hard look. I’ve helped several military families look here over the past few years, and the feedback is consistently positive.

Where Is Red Mill in Virginia Beach?
Red Mill sits in the southern part of Virginia Beach, roughly centered around Princess Anne Road and Upton Drive. It’s a collection of several connected subdivisions — Red Mill Farm, Red Mill Landing, Red Mill Village, and a few others — that share the same schools, shopping, and overall neighborhood identity. The area is newer compared to places like Kempsville or the Oceanfront, with most homes built from the late 1990s through the 2010s.
What makes the location work is the balance. You’re about 10 minutes from Dam Neck, roughly 15 minutes from NAS Oceana, and around 20 minutes from JEB Little Creek-Fort Story. Sandbridge Beach is a short drive south, and the Oceanfront is about 20 minutes north. You get the suburban feel without being cut off from anything.
Red Mill Virginia Beach Home Prices in 2026
Here’s what the numbers look like right now. Red Mill Farm — the most well-known subdivision in the area — has a median listing price around $565K, with homes actually selling closer to $515K. The median price per square foot is about $248, which is up around 5.5% from last year. Homes are moving fast too, with an average of just 15 days on market.
For context, the broader Virginia Beach median sale price is sitting around $400K to $417K depending on which source you pull from. So Red Mill trends a bit higher than the city average, but you’re getting newer construction, bigger lots, and better school zones for that premium.
| Area | Median Sale Price | Price/Sq Ft | Avg Days on Market |
|---|---|---|---|
| Red Mill Farm | $515K | $248 | 15 days |
| Virginia Beach (citywide) | $400K–$417K | ~$220 | 32 days |
| Kempsville | $350K–$380K | ~$200 | 28 days |
With 30-year mortgage rates holding at about 6.00% according to Freddie Mac, a $515K home with 0% down on a VA loan puts your monthly payment (principal and interest) around $3,088. If you’re using BAH to cover housing, that’s worth running against your zip code rate.
Schools in the Red Mill Area
Schools are a big reason families target Red Mill. The area feeds into Red Mill Elementary, Princess Anne Middle School, and either Kellam High School or Ocean Lakes High School depending on your exact address. Ocean Lakes has strong programs in performing arts, tech, and athletics. Kellam is well-regarded across the board.
Virginia Beach City Public Schools posted a 96.1% on-time graduation rate for the most recent cohort — that’s well above the state average of 92.8%. For families with kids, this school zone is a real draw, and it shows up in the home values.
What’s It Like Living in Red Mill?
Red Mill is a neighborhood where you’ll actually get to know your neighbors. The streets are tree-lined, sidewalks connect most of the subdivisions, and the community has a family-first feel that you notice right away. I’ve had clients tell me they joined a neighborhood softball league within their first month of moving in.
Shopping and dining are easy — Red Mill Commons is the main hub, with a good mix of national chains and local restaurants right on Sandbridge Road. The Princess Anne Recreation Center is nearby on Nimmo Parkway, offering a pool, weight room, racquetball courts, and an indoor play area for kids. There are parks with tennis and pickleball courts, a dog park, and even a Japanese garden.
If you like the beach but don’t want to deal with tourist traffic every weekend, Red Mill’s location is ideal. Sandbridge is about 10 minutes south — it’s quieter, less crowded, and feels more like a local beach than the main Oceanfront strip.
Red Mill for Military Families
I get a lot of military families asking about Red Mill, and it makes sense. The commute to Dam Neck is short — about 10 minutes most days. NAS Oceana is around 15 minutes up London Bridge Road. Even Naval Station Norfolk is reachable in about 30 to 35 minutes, depending on tunnel traffic.
The schools are strong, the neighborhood is safe, and there’s a good mix of military and civilian families so your kids won’t be the only ones who’ve moved three times before middle school. The Dam Neck Liberty office even runs a shuttle to Red Mill Commons for service members, which tells you how connected this area is to the base community.
If you’re PCSing to the Virginia Beach area and considering a VA loan purchase, Red Mill is worth putting on your list. A $515K purchase with zero down and today’s rates is within reach for many E-7 and above or O-3 and above BAH brackets. I’m happy to run the specific numbers for your rank and dependents — just reach out.
Is Red Mill Right for You?
Red Mill works best for families who want newer construction, good schools, and a suburban pace without being far from the beach or the bases. It’s not the cheapest neighborhood in Virginia Beach — if you need to stay under $350K, areas like Kempsville or parts of the Green Run area will stretch your budget further. But for the $450K to $600K range, Red Mill gives you a lot of home and a lot of neighborhood for the money.
